Water heater repair in Black Mountain

Many water heaters that stop heating can be repaired. On an electric tank, the cause is usually a heating element or a thermostat. On a gas tank, it is usually the thermocouple, the gas control valve, or the burner. We test the parts, tell you which one failed, and give you the price to replace it.

A tank that leaks from its body can't be repaired. Once the steel has rusted through, the heater has to be replaced. We tell you which situation you are in before any work begins, and when a repair and a replacement both make sense, you get a price for each.

Replacing a water heater in a crawlspace or closet

Many Black Mountain homes have the water heater in a crawlspace, a basement, or a tight closet. Before we recommend a replacement, we check that the new unit will fit through the access, that the vent and drain are right for it, and that the gas or electrical supply matches.

We bring the installation up to current code, which can mean adding an expansion tank, a drain pan, or a properly piped relief valve. We haul away the old heater. Estimates are free for many water heater installations.

Tankless water heaters in Black Mountain

A tankless water heater heats water as you use it, so it doesn't run out, and it frees up the space a tank takes. It also asks more of the house. A gas unit needs a gas line large enough for its full burner and its own venting. Most gas models come in natural gas and propane versions, and on propane the tank, regulator, and line all have to keep up with the unit.

Sizing matters more in the mountains. In winter, the water coming into the house is colder, so the heater has to raise it further and can deliver fewer gallons per minute. We size a tankless unit for winter, based on how many showers and faucets may run at once.

We also repair and descale the tankless units already in Black Mountain homes, including units that show error codes or deliver lukewarm water.

Vacation rentals and second homes

A water heater sized for two people struggles when a rental sleeps eight. If guests run out of hot water, the fix is usually a larger tank, a second tank, or a tankless unit sized to the number of bathrooms. We look at how the house is used and give you the options.

Homes that sit empty in winter need the heater drained with the rest of the plumbing, then refilled and restarted before the first booking. We do both as part of winterization and spring start-up.

Maintenance after a long water outage

Parts of Black Mountain were without water for weeks after Hurricane Helene in 2024. When water mains are repaired and refilled, sediment gets stirred up, and some of it settles in the bottom of water heater tanks. A heater that pops or rumbles while it heats has sediment in it.

Flushing the tank clears it. On the same visit we test the relief valve and check the anode rod, which protects the tank from rust.

Five-star Google review
Marcel and Tooley came out on a Saturday evening and fixed my water heater by replacing the elements and thermostat — for $100. That saved me from a nearly $10,000 quote elsewhere. Honesty, knowledge, and professionalism.
